Steps to Buying a House in Utah Valley

Buying a home is a BIG deal. Whether it’s your first home, your fifth, you’re moving across the country, or you’ve lived in Utah your entire life, there are a lot of moving pieces that go into getting from “maybe we should buy a house” to holding the keys to one.
And if you’re at the very beginning thinking, I want to buy, but I literally have no idea where to start, you’re not alone.
That’s what I’m here for.
For all of my clients, whether you’re brand new to me or a longtime friend, I like to start with a conversation. I want to know why you’re thinking about moving, what you’re hoping for, what your timeline looks like, and what questions are already running through your head. From there, one of our first moves will usually be connecting you with a lender I love and trust.
I’ve met a lot of really great lenders in this industry, but I’ve also learned that they’re not all the same and the lender who was perfect for one client might not necessarily be the best fit for another. Once I know a little more about you, your goals, and what you’re hoping to accomplish, I can help connect you with someone who fits your situation.
And no, you do NOT need to be ready to buy next week before you call me.
Before We Ever Walk Through a House
Some of my clients reach out when they’re ready to start looking tomorrow. Others are planning six months or even a year ahead. Both are completely fine with me!
If you’re still a ways out, we can start with a buyer consultation. Think of it as your chance to interview me. Ask me the hard questions, tell me what you’re nervous about, and let me show you what working with me and my team actually looks like. We can talk about your timeline, connect you with a lender, and start putting together a game plan long before you need to make an offer.
Getting pre-approved is one of the most helpful things we can do early. Your lender will look at things like your income, employment, credit, debts, and available funds to determine which loan options may work for you and what different price ranges could actually look like as a monthly payment.
And please don’t assume you need perfect credit and 20% down before you’re even allowed to have the conversation! There are many different loan programs, and this is exactly why I want you talking with a knowledgeable lender instead of trying to figure everything out from Google.
I recently worked with buyers moving here from another state and connected them with a lender who specialized in down-payment assistance programs. After looking at their options, we realized their original plan didn't have to be their only plan. Instead of settling for the townhome they thought their budget limited them to, we found them a single-family home with a HUGE backyard for their two little kids—and kept their monthly payment where they wanted it.
THAT is why we start these conversations early.
And just because a lender says you can qualify for a certain amount doesn’t mean that’s what you have to spend. Your monthly comfort level matters. Your lender and I can help you look at the bigger picture, including things like property taxes, HOA fees, mortgage insurance when applicable, and other housing expenses.
Once we decide we’re a good fit, we’ll also put our working relationship in writing with a Buyer-Broker Agreement—or BBA. But don’t worry, we won’t ask for any blood samples!
The easiest way I explain a BBA is that we’re simply putting our relationship into writing. We’ve talked, we jive, and now I’m officially going to be your go-to gal. The agreement lays out things like what you can expect from me, the area and timeframe we’re working within, and how compensation is handled. It doesn’t mean you have to buy a house tomorrow—or at all. It means we both understand our relationship and responsibilities while we work together.
And my job involves a LOT more than opening doors.
Now We Get to Do the Fun Part
I always start by asking my buyers one big question: Why are you moving?
Are you empty nesters? Growing your family? Moving closer to family? Brand new to Utah? Buying your first place together?
Your why tells me which questions I need to ask next.
How many bedrooms do we really need? Is a big entertaining space important? What does your commute look like? Do we need a yard? Would you consider new construction? What about a basement or future ADU? What are the things we absolutely cannot compromise on—and what would simply be nice to have?
We may not be able to check every single box, but the more I get to know you, the better I can distinguish between a “that would be nice” and a “we really need this.”
Then... we go look at houses.
And I absolutely love showing homes.
Before I ever became an agent, my husband and I would spend date nights grabbing whatever our treat of choice was at the time and driving around looking at houses, just DREAMING about what our future could look like. It didn't matter if the house cost millions and was wildly outside anything we could afford—we still had opinions, haha.
And when Parade of Homes rolled around? Suddenly we were professional critics of homes we could only dream of buying.
But somewhere along the way, friends and family started asking me questions about homes and real estate, and all of that knowledge I had gathered “just for fun” started coming to the forefront of my mind. Eventually I decided to get my license so I could give that advice on a professional level, and it has been an addictive blast ever since.
Now I get that same feeling when I'm walking through homes with my clients.
We aren't just counting bedrooms and bathrooms. We're deciding whose room would be whose. We're figuring out where the Christmas tree would go. We're imagining the kids in the backyard and whether everyone can fit around the kitchen island at Thanksgiving.
When we walk through a home together, we dream about your life there, together.
When it comes to scheduling showings, I’ll do everything I can to get us in when you need to. We also try to be mindful of the people currently living there. I have two little kids of my own, and I KNOW what it would take to suddenly get everyone and everything out of my house because someone is “in the neighborhood.” So when possible, I like to give sellers some notice. Other times, the home is vacant or the sellers can accommodate us quickly, and it never hurts to ask.
And then eventually, we walk into one that feels different.
When “I Like This One” Turns Into “I Want This One”
When you finally find the one, that’s where another kind of fun begins for me.
Before we throw a number on a piece of paper, I do my homework.
I’ll look at relevant recent sales, how long the home has been on the market, price changes, and other information that can help us understand the property and current market. I’ll communicate with the listing agent to learn what I can about the seller’s priorities and whether we may be competing with other offers.
Then you and I talk through the offer together, because there is SO much more to an offer than purchase price.
We’ll discuss earnest money, contract deadlines, potential closing-cost contributions, settlement timing, and other terms that matter to your situation. My job is never to pressure you into offering a specific number. My job is to give you the information and strategy you need to make a decision you feel confident about.
This applies to new construction too—and Utah County has a LOT of it.
There are so many builders and communities here, and different builders can be a great fit for completely different buyers. I’ll always encourage you to bring me along and look at your options.
The sales agents at model homes can be incredible to work with, but they work for the builder. I represent YOU.
I can help compare builders and communities, figure out what’s included versus an upgrade, look at available incentives, keep track of deadlines, attend walkthroughs, and ask the questions you may not even know to ask yet. I’ve recently worked on deals involving Oakwood Homes in Lehi and EDGEhomes in Saratoga Springs, including navigating rates, incentives, and concessions.
And this is one reason you want to call me before casually popping into every model home in Utah County. Some builders have specific policies regarding when an outside buyer’s agent must be registered or involved, so bringing me in from the beginning can matter.
Whether we're buying brand-new or an existing home, once that offer gets accepted, things start moving FAST.
Suddenly we have earnest money, due diligence, inspections, financing, appraisal, title work, and contract deadlines all moving at the same time.
Consider me your traffic control.
We'll make sure your earnest money is handled according to the contract, get the inspection scheduled, and work through your due-diligence period while your lender continues working toward final loan approval.
And then comes the inspection report.
First-time buyers: do not panic when you see how long it is.
An inspector's job is to find things. Even a beautiful, well-maintained home can come back with pages of notes. My job is to help you look at the bigger picture. Is this normal home-maintenance stuff, or is this something we need to investigate further?
I've had clients fall in love with a home that looked perfect from the outside, only for the inspection to uncover deeper issues than they were comfortable taking on. It wasn't the news we wanted that day, but ultimately we moved on and found something they loved even MORE—and they were so grateful they did.
Depending on what we find and the terms and deadlines in our contract, we can discuss the options available to you. That may include moving forward, requesting certain repairs or concessions, investigating an issue further, or deciding the home simply isn't the right one.
My goal isn't to convince you to buy a house.
It's to help you feel confident buying your house.
From Under Contract to “Where Are My Keys?!”
While we're working through inspections and due diligence, your lender is hustling behind the scenes too.
They're working through underwriting, verifying financial information, coordinating the appraisal, and getting everything lined up for final loan approval.
And an appraisal is NOT the same thing as an inspection.
The inspection helps you learn about the physical condition of the home. An appraisal provides an independent opinion of the property's value for the lender. If an appraisal comes in lower than needed for the transaction, we look at what our contract says, talk through the options available, and determine how you want to proceed.
Meanwhile, I'm staying in communication with your lender and the listing agent, monitoring our contractual deadlines, helping solve issues as they arise, and keeping you informed about what's coming next.
Then suddenly... we're almost there.
Before closing, we'll do a final walkthrough of the home. You'll be getting homeowners insurance lined up, preparing to transfer utilities, and receiving final instructions from your lender and title company regarding any funds you'll need for closing.
Then it's time to SIGN.
I love working with Novation Title and their team because they help make this part of the process feel so much less intimidating. They'll walk you through the documents you're signing, answer your title-related questions, and then CELEBRATE with you—because you just made a HUGE purchase, and that deserves a celebration!
One thing that catches a lot of first-time Utah buyers off guard, though, is that signing those papers doesn't necessarily mean I can immediately toss you the keys across the closing table.
After settlement, the remaining requirements for closing still need to happen, including the required funds being delivered and the applicable documents being recorded with the county. Once we receive confirmation that the transaction has officially closed, we'll follow the possession terms we agreed to in your contract.
And THEN we get to do the absolute best part of this whole journey.
KEYS!
Finding Your Place in Utah Valley
If I could tell every first-time buyer—or every family wondering if they're ready for their next home—one thing, it would be that this process does not have to be scary.
People worry about the numbers. That's why we connect with a lender early.
People worry they're going to make a decision too quickly. If something feels right, we'll talk about why. If you're not ready and want to keep looking, let's keep looking!
I'm not here to push you across a finish line. I'm here to educate you, be your cheerleader, help you navigate the intimidating parts, and do everything I can to make sure you don't walk away thinking, “Did I just make a huge mistake?”
And getting to do that here means even more to me because Utah Valley is home.
I grew up here. I've spent years driving these streets, watching new communities pop up, wandering through Parade of Homes, and—as previously established—having way too many opinions about houses I had absolutely no intention of buying.
Utah Valley also has SO much variety. We can look at established neighborhoods with mature trees, brand-new communities, larger lots, townhomes, mountain views, and everything in between. Knowing these communities helps me look beyond whether you simply like a house and think about whether the home and area actually fit the life you're trying to build.
That's the part of this job I love.
Every client is looking for something different, and getting to be there when we finally walk into the home that feels like theirs never gets old. Some of my clients have even become lifelong friends along the way.
I grew up here. I love it here. Let me show you why.
And if buying a house is somewhere on your radar—even if it's six months away, a year away, or still just a “maybe someday” thought—please reach out.
You absolutely do not need to have everything figured out before we start talking. In fact, I'd rather you reach out early.
Maybe our first step is connecting you with a lender so you know what to work toward. Maybe we start watching certain neighborhoods and price ranges. Or maybe you just have 700 questions and need somebody you can text when another one pops into your head.
Buying a home is a BIG deal, but you shouldn't feel like you need to become a real estate expert before you're allowed to start.
That's literally what I'm here for, haha.
So if Utah Valley homeownership is somewhere in your future plans, send me a message. There's no pressure to tour houses tomorrow or make an offer next week.
We'll start with a conversation, make a game plan, and when the time comes, you'll already know exactly what your next step is.

Buying a home in Utah Valley: Q&A
1. Where should someone start if they’re thinking about buying a home?
For all of my clients whether they’re new or a long time friend, the first step is to connect with a Lender that I love and trust. In this industry I’ve found a lot of really great lenders, but they’re not all the same. One lender might not work for one friend that worked for another- so by getting to know me, me getting to know you, and us chatting about your goals and what you want in your home, I can find the best lender to connect you with. So short answer, “lets get you connected with a lender and see where we can go from there.
2. How early should someone contact you before they actually want to move?
Whenever is best for you, is best for me! Some people want to plan ahead, a 6-12 month timeline, and I'm here for it- however, what’s on the market today might not be on the market tomorrow, so let's make sure we are clear about that. I will never pressure my clients into buying the first thing they see, but if you love it and the price is almost right (i negotiate it to perfect, thats why you have me) We also don’t want to hesitate- we have to move on it if we love it because someone else could love it soon, too. If you’re not ready yet to start looking at homes- Lets still meet and do what we call a buyer consultation. This is where you interview me, ask me all of the hard questions and I show you exactly why me and my team are the best choice for you. We can start by talking to lenders and then getting to know one another!
3. What does getting pre-approved actually look like?
It’s super easy to get pre-approved. After finding the Lender that works best for you, they walk you through every step, and contrary to common belief, it costs you nothing to start that process, and no more than 1 point down on your credit score. It’s worth it so we know what you can look for, and also numbers that are achievable as far as what your mortgage can and will look like in different price ranges. Some builders or home owners actually require a pre-approval letter before starting showings, so it’s to your benefit that this is the first step so nothing is holding us back from checking out that “perfect home” and possibly even making an offer on it before it’s snatched up by someone else. My goal is to make sure you are ready by the time we start searching. A Lender will look at things like your income, employment, credit, debts and available funds to help determine what loan options and monthly payment make sense for you. One of the biggest misconceptions I see is that you need perfect credit or 20% down before you can even think about buying, and that's simply not always the case. There are several different loan programs available, which is exactly why talking to a lender early can be so helpful even if you're not planning to buy for several months. I recently helped a buyer from another state by connecting them with a lender who specializes in down payment assistance programs! After talking about all of the options, this is what worked best for them and instead of getting them and their 2 little kids into a townhome with no backyard, we found the perfect Single family home that had a huge backyard, and their monthly payment was still exactly where they wanted it from the start.
4. How do you help buyers determine their price range?
I know the market, our whole team does. So I know that if you tell me you want a home at 550k Max in Utah Valley, but the one you found is at 565K then with my tools I can determine if you’re dreaming, or if its achievable based on the Market Comparisons I do. I can also use a tool I have access to as a realtor to make sure that the month payments are exactly where you want them before we even put in an offer. That’s also where connecting you with my preferred lenders first can help! They will be able to dive i deep, knowing your credit history and DTI (Debt to income) and help you determine whats actually achievable. I will work closely with your lender the whole time. Your lender and I will always factor in things like HOA fees, Property taxes, and PMI when determining your monthly payment. And with certain incentives with what EDGEhomes has to offer, we know we can find something that works for you, maybe even a brand new home!
5. What happens when someone officially decides to work with you as their agent?
Once you have interviewed me or someone on my team, we will have an agreement laid out for you to sign. This is called a BBA (Buyer- Broker Agreement) but don’t worry, we won't ask for any blood samples!! The best way I can explain this is that we are putting our realtionship now into writing. We’ve talked, we jive, the next step is to say that I’m going to be your go-to-gal, and in return I take on the responsibility to represent and protect your interests throughout the whole process. It lays out what you can expect from me, the area and timeframe we're working within, and how my compensation is handled. It doesn't mean you have to buy a house, and it doesn't mean you need to rush to find one. It just gives us clear expectations while we're working together so there aren't any surprises later. As your agent, I'm there to help with much more than just opening doors! I'll help you evaluate homes, understand the process and contracts, put together and negotiate offers, work through inspections and due diligence, communicate with the other side, and guide you all the way through closing.
6. How do you narrow down what they're actually looking for?
I always start by asking my buyers why they’re now in the market for a home. It helps me to understand what your motivations for moving are! Empty nesters, growing family, Closer to home, new to the state, just starting your life with your partner; These things help me know exactly which questions to ask like, how many bedrooms, how big of an entertainment space, etc. and the more specific we get, the easier it will be for me to do my job to find exactly what you need. Unfortunately we can’t always check every box, but through our conversations, I can determine what your big needs are. We can get more specific from there as I start to search for and send you homes, and hey, if anything, we can always build!
7. Then comes the fun part—what is house hunting with you actually like?
I absolutely love showing homes. In my free time, before I ever became an agent, my husband and I would use date nights to drive around with whatever our treat of choice was at the time, and look at homes… just DREAMING of what a future could look like. Every home we looked at whether in the millions or not, we had an opinion on haha. When the parade of homes came around, we all of the sudden became critiques on things we could only dream of affording haha. But it was a blast, suddenly I found myself in a stage where friends or family needed advice or help, and all that knowledge from looking “Just for fun” came to the forefront of my mind and its been an addictive blast ever since. I got my license to then start giving advice on a professional level and its the same feeling finding that perfect home for any one of my clients, that it was to look and dream for just us too. THAT is why I do this, and I love more every day, with every new connection and truly have made somelife-long friends along the way. When we walk-through a home together, we dream of your life there, together. I can arrange showings anytime, but we also try and be mindful of the sellers. Because we can represent both and have been on both sides, we also understand the lengths it can take to up and leave because someone is in the neighborhood, ESPECIALLY with kids. I have 2 of my own, that would not be an easy task- so we really try to give sellers 24 horus of notice. Sometimes we are lucky and the home is vacant or just ready, so it never hurts to ask! Once we do find that perfect home that checks ALMOST all the boxes, and we have decided which room each person gets, haha, we will start to talk dates, numbers, and logistics- including an inspection!
8. What do you want buyers to know about new construction?
New construction is BOOMING here in Utah County. There's so many builders and all of them have great options for specific people, so I will always encourage you to come with me and look at multiple. I know what questions to ask and you best believe I will ask them all. Most recently I’ve negotiated Rates and Concessions with both Oakwood Homes in Lehi, and Edge Homes in Saratoga Springs, and because of my specific Agent connections there, we are able to get deals that may not even be advertised yet ;) thats why you want me there from the first visit! As incredible as the agents I work with are, They work for the builder, and I represent YOU. I can help you compare communities and builders, understand what's actually included in the price versus an upgrade, look at incentives, keep track of deadlines, attend walkthroughs, and ask questions you may not even know you should be asking. Plus, some builders have specific rules about when your agent needs to be registered, so it's always better to involve me from the beginning.
9. What happens when they find “the one”?
When you finally find "the one," that is where the real fun begins for me! Before we even write up an offer, I jump right into doing my homework on the home and digging into the seller’s situation. I analyze recent neighborhood sales, check how many days it’s been sitting on the market, track any price shifts, and connect directly with the listing agent to see what terms matter most to the sellers or if we're competing against other offers. From there, you and I sit down and talk through every single detail together, it’s so much more than just a purchase price! We’ll craft the game plan for your earnest money deposit, key contract deadlines, potential closing cost contributions, and target settlement timing. I’m never going to pressure you into offering a specific number; my passion is giving you all the clear data and strategy you need so you feel totally confident in making the best decision for your family!
10. What happens after an offer is accepted?
The moment your offer gets accepted, I step right into high gear as your dedicated traffic control and contract guide! A ton of moving parts start spinning all at once, and I'm right there to ensure you feel completely in the loop on every single milestone. Together, we'll get your earnest money placed safely, line up your home inspection, and navigate your due diligence period while your lender works their magic on the loan approval and appraisal. Throughout this entire phase, I'm in constant touch with the seller's agent, your lender, the title team, and inspectors, keeping everyone aligned and driving smoothly all the way to closing day.
11. What happens if the inspection finds problems?
When the inspection report comes back, it can feel super overwhelming at first glance, especially if it's your first home. An inspector's whole job is to find every single tiny detail, so even the most incredible, well-kept home is going to come with a multi-page list. My role as your agent is to take a breath with you and sort through the big picture. We'll figure out if it's just normal home maintenance stuff or a larger item that needs a deeper look. If something major pops up, don't stress, We'll review our exact contract deadlines, talk through options like requesting seller repairs, asking for credits, or even walking away if that's what's best, and make sure you feel totally confident moving forward. I had a client who was so excited about a home we find, everything was perfect on the outside, but because I always insist on an inspection, we were able to see that the bones of the home has deeper issues than we wanted to continue to deal with. It’s not always the best news, but ultimately leads us to finding something new they loved even more and are SO excited they found.
12. What happens with financing and the appraisal while all of this is going on?
While you and I are digging through due diligence and inspections, your chosen lender is hustling behind the scenes to keep everything moving. They’re taking care of underwriting, double-checking financial details, ordering the appraisal, and getting every single piece ready for that final loan approval. It’s super important to know that an appraisal is totally different from our home inspection, it's ordered by the lender to confirm the property’s actual value, rather than walking through all the physical details of its condition. Throughout this whole stretch, I'm staying right by your side, coordinating with your loan officer and the listing agent to protect your financing and appraisal deadlines. If an issue pops up, like the appraisal coming in a bit lower than expected, don't worry! We'll sit down, review our contract strategy, explore all available options, and make the absolute best decision for you and your family.
13. What happens right before closing?
As we get close to closing, I'll make sure you know exactly what needs to happen next. We'll do a final walkthrough of the house, you'll make sure your homeowners insurance and utilities are lined up, and your lender/title company will give you instructions for any final funds needed for closing. Then it's time to sign! I love working with Novation Title and their team because they help make this part of the process feel so much less intimidating. They'll walk you through the documents you're signing, answer title-related questions, and then CELEBRATE, because you just made a huge purchase that deserves a big celebration.
14. When do they actually get the keys in Utah?
Something that catches many first-time home buyers off guard here in Utah is that putting ink on those final settlement documents doesn’t mean we hand over the keys right that second. We’ll head over to the title company to sign all your paperwork, but then we have to hang tight while the bank sends over the money and county officials record the deed. The moment we get official confirmation that funding and recording are totally complete, we follow whatever timeline we agreed on in our contract, and that’s when we get to do the absolute best part of the whole journey: hand you the keys!
15. What do you wish every first-time Utah Valley buyer knew before starting?
I wish I could stop and tell every young person ready to buy their first home, or family ready for the next step that is doesn’t have to be scary and NOW IS THE TIME. Im here because I want to walk you through all of the intimidating things and make sure you walk away knowing this is the right decision for you. People stress about the final numbers… thats why we’re working closely with a lender from the start. People worry about making too quick of a decision… If it feels right, its right, if you still feel like looking, lets do it! Im here to help you, be your cheerleader, and make sure you don’t walk away feeling like “I just made a huge mistake”
16. Why do you personally like helping buyers in Utah Valley?
Utah Valley is home for me, so there’s something extra special about helping other people find their place here too. I’ve spent years driving these streets, watching new communities pop up, wandering through Parade of Homes, and probably having way too many opinions about houses I had absolutely no intention of buying haha. But that’s part of why I love what I do so much. I genuinely love homes. I love walking through them, noticing the little things, and imagining what life could look like there. Now I get to take something I’ve always loved and do it alongside my clients. And Utah Valley has so much variety. You can go from established neighborhoods with mature trees to brand-new communities, larger lots to townhomes, mountain views to walkable neighborhoods, all within a relatively small area. Knowing the area and spending so much time in these communities helps me guide my clients toward not just a house they like, but an area and a home that actually fit the life they’re trying to build. When I walk through a home with my clients, I’m not just looking at bedrooms, bathrooms, and square footage. We’re talking about where the Christmas tree would go, whether the backyard works for their kids, what that commute is going to feel like, or whether that extra bedroom could become the office they need. We get to dream about their life there together. That’s the part I love. Every client is looking for something different, and getting to be there when we finally walk into the home that feels like theirs never gets old. Some of my clients have even turned into lifelong friends along the way, which makes something I already love doing that much better. I grew up here, I love it here, let me show you why.
17. What would you say directly to someone reading the blog who's 6–12 months away from buying?
If buying a house is somewhere on your radar, even if it’s 6 months, a year, or just a “maybe someday” thought, please reach out! You absolutely do not have to have everything figured out before we start talking. In fact, I’d rather you reach out early. We can talk about where you’re at, what you’re hoping for, and what needs to happen between now and when you’re ready. Maybe that means connecting you with a lender so you know what to work toward, watching certain areas and price ranges, or simply answering questions as they come up. Buying a home is a BIG deal, but you shouldn’t feel like you have to become a real estate expert before you’re allowed to start. That’s literally what I’m here for, haha. So if Utah Valley homeownership is even somewhere in the future plans, send me a message. There’s no pressure to start touring houses tomorrow or be ready to make an offer next week. We can just start with a conversation, make a game plan, and when the time comes, you’ll already know exactly what your next step is.
